Scottish landlord electrical compliance — what the law requires
Under the Housing (Scotland) Act 2006 and the Repairing Standard, Scottish landlords must ensure their properties have a satisfactory EICR carried out at least every five years, or at the start of each new tenancy. Properties must also have interlinked smoke and heat alarms installed to the required standard. How often do landlords need an EICR in Scotland?
In Scotland, landlords are required to have an EICR carried out at least every five years, or at the start of each new tenancy if sooner. This is a legal requirement under the Housing (Scotland) Act 2006 and the Repairing Standard.
What happens if an EICR fails?
If an EICR identifies C1 (danger present) or C2 (potentially dangerous) observations, remedial work must be carried out before the property can be legally let. We carry out remedial works and issue a satisfactory EICR on completion.
Do landlords need PAT testing in Scotland?
